OUR SEVEN PROMISES TO YOU OUR TENANT:
We will ensure that the premises and any items supplied by us when
you move in are clean and in good repair at the beginning of your
We will do whatever is reasonably possible and in an orderly manner,
to upgrade and maintain the quality of the building you live in, to
enhance your stay in our property.
We will honour your need to have a quiet, clean, and safe personal
space to come home to and will strive to manage our properties
towards this end.
We will be your source of a good future rental reference and
honestly highlight the good aspects of your tenancy with us to the
extent that you create during your term with us.
We will honour and respect the terms of our Tenancy Agreement with
you and will do whatever is right within the terms of the Tenant
Protection Act of Ontario.
We will welcome and review any suggestions you have to make our
property a better place to live in but we prefer that all
suggestions be given in writing or by email.
We value you as our tenant and will always deal with you with
respect, courtesy and fairness.
OUR SEVEN EXPECTATIONS FROM YOU OUR TENANT:
You will respect and take care of the premises you have rented from
us and report in writing any damage or deterioration of the premises
as soon as you are aware of it.
You will always pay your rent no later that 7pm on the first day of
each month. Late fees and NSF cost everyone penalties, fees and
You will honour your agreement not to have or consume any illegal
substances on the premises and you will enforce this with your
guests visiting your suite. Smoking is not allowed in the home by
either tenants or guests...as per the lease.
You will not have any pets or animals of any sort on your premises
unless you were permitted in writing. The $100.00 fine for each pet
seen in the suite will be duly enforced.
You will not permit any noise or disturbance within the premises
that may disturb the comfort of other tenants or neighbors
especially between 10 pm and 7 am daily.
You will not permit anyone not listed on the lease to stay in the
premises and will notify us in writing for permission if your guests
will stay longer that one week.
You will provide the proper notice when you choose to terminate you
tenancy with us and will leave your suite clean and tidy as itemized
in the Cleaning Checklist provided.
